Which counties does Real Property Management Gold serve?

We serve four counties in Southern Maryland: St. Mary’s, Calvert, Charles and southern Prince George’s. Two offices cover them. Real Property Management Gold handles marketing, tenant screening, rent collection, maintenance, and financial reporting for owners across all four.

Office Address Counties
Lexington Park 22099 Three Notch Road Ste 111, Lexington Park, MD 20653 St. Mary’s and Calvert
Waldorf 2255 Crain Hwy Ste 102, Waldorf, MD 20601 Charles and Prince George’s

Our site lists one phone number for both offices: (301) 392-2172. Not sure which office covers your home? Use the county, not the town name, because a few ZIP codes cross county lines. Charlotte Hall is one of them. Pick your county below, or call, and we will confirm which office covers it.

How do the four counties compare?

The rules that matter most to an owner are the rental license and the rent range. The table uses two sources: official county and state pages for the license, and HUD’s FY2027 Fair Market Rent for rent.

County County rental license (October 2026) HUD FY2027 two-bedroom benchmark
St. Mary’s None. Leonardtown has none either. $1,787 for the whole county
Calvert None. Chesapeake Beach and North Beach license separately. $1,480 to $2,840 by ZIP
Charles None today. La Plata and Indian Head license separately. A countywide program is proposed for July 1, 2027. $1,820 to $2,590 for the Charles ZIPs on its page
Southern Prince George’s Required for single-family rentals, 2-year license. $1,920 to $2,910 for Brandywine, Upper Marlboro and National Harbor

HUD’s FY2027 Fair Market Rent is a federal benchmark used for voucher programs. It is not a prediction of what a specific home will rent for. A housing choice voucher payment standard starts from it. For a number based on your home, request a free rental assessment. The market rent entry explains the difference.

Do I need a rental license in my county?

Check your county and your town. The People’s Law Library notes that if a local government requires a license and a landlord does not have one, the landlord cannot bring a failure to pay rent action in District Court. Our Southern Maryland rental license guide walks through each county. The rental license entry defines the term.

Charles County’s countywide program is proposed, not law. The county says its dates remain subject to final adoption. Read the county page again before you plan around it.

Which towns have their own page?

These pages carry facts that belong to one town only, such as its ZIP benchmark, its bus routes, its parks and its nearest hospital among those we checked.

We also manage homes in Mechanicsville, Huntingtown, Bryans Road, White Plains and National Harbor. See the county pages above for the rules and benchmarks that apply there.

What does it cost, and what is promised?

Our tenant placement fee is 6.9% of the 1-year lease total, charged once after move-in. If we take over a home with a tenant already in place, there is no placement fee. Management plans are Silver at 8.9%, Gold at 10.9% and Platinum at 12.9% of monthly rent. The property management fees page lists what each plan includes. If we don’t rent your property in 29 days or less, you do not pay a management fee for the first month. That promise is included in the Gold and Platinum plans.

Owners who rent out a home while on military orders can read our military PCS rental page. For the full list of services, see property management services.

What power company serves Southern Maryland?

SMECO provides electric service to all of Charles and St. Mary’s counties, all but the northern tip of Calvert County, and the southern portion of Prince George’s County. Ask the utility which company serves a specific address in the northern tip of Calvert or elsewhere in Prince George’s County.
