Real Property Management Gold pays real estate agents $250 for each referred door that signs a property management agreement, and $1,000 for each multi-family client referred (over 4 doors) who signs. New clients only. We manage the rental and send the client back to you for future sales.

How does the referral program work?

You refer a client, we take care of them, and we pay you when they sign. There are three steps:

  1. Refer a client. Fill out our referral form to send a referral. We promise to take excellent care of our mutual client.
  2. We contact the client. We connect with them and guide them through our sales process to help them get the best rent for their property.
  3. We pay you. We pay you $250 for each referred door* that signs a property management agreement.

*New clients only. Each multi-family client referred (over 4 doors) who signs a property management agreement earns $1,000. Please contact us for commissions on rental portfolio referrals with 4 or more units.

Why refer clients to a property manager?

Real Property Management Gold is seeking qualified Realtors and real estate agents to partner with. As an agent, you are often asked for advice. Connecting clients with a trusted company that gives them exactly what they need earns goodwill. Your sales experience and our management experience work together for you and your clients.

You know your clients are well cared for until we return the listing to you. Your clients get our experience to maximize their return without interrupting their daily lives. Keep future sales, help clients and get paid.

Will I keep my client and the future sale?

Yes. Once we start working with the client, we never ask you to end your client relationship. We handle only their management needs and send them back to you for any future sale. If your client decides to rent their home, we manage it and return it to you to sell. We encourage you to stay in touch with the owner, and we flag the property with your name so you can sell the home when the owner is ready.

If the home is rented when it is time to sell, Maryland law has a step you should know. Before a rented home with three or fewer units is offered for sale, including through a listing, the owner must send each tenant a written notice of the right to deliver an offer to buy it (Real Property 8-119). See right of first refusal and selling a tenant-occupied rental.

What are the three ways we can work together?

Investor relations. For investors who may pay cash or buy several homes, we help you and your investor save time, earn more and avoid costly mistakes. We have the most current data on rental rates and vacancies at the neighborhood level, so we can help set the right rent for a possible purchase. That information is key to figuring the potential return. See market rent and cap rate. Our investor resources page lists more support.

Acquisition. Are you managing properties yourself? Is it time to focus on what you do best, selling real estate? If you are ready to leave property management behind, we will do it for you. And you can still sell the homes when the owners are ready.

Referrals. If your client decides to rent their home, we manage it and return it to you to sell.

What do my clients get?

Your clients get full-service management. Here is what we tell them to expect.

Service What it means for the owner
Comprehensive marketing and advertising Every vacant day is lost money, and professional management costs are offset by shorter vacancies. We spend thousands of dollars every month advertising our vacancies to get them filled faster.
Rigorous tenant screening The wrong tenant can cost what you save in management fees. We run criminal and credit background checks on everyone in the home over age 18, and we make every effort to find tenants who will pay on time and care for the property.
Full-service leasing Advertising and screening, plus rent-ready guidance, market rent analysis, professional showings, move-in property assessments and tenant education at lease signing.
Routine inspections We know the local rental market, and we help avoid costly mistakes, meet complex legal requirements and improve cash flow.
Online reporting Owners follow activity from afar in their owner portal: vacancies, leasing, maintenance, inspections and financial reports.
Cost-effective, reliable maintenance Preferred vendors give discounted equipment and services. Maintenance staff are available 24/7 for emergencies and to keep work timely, cost-effective and professional.
Rent collection Late or missing rent hurts cash flow most. We offer incentives to pay on time, and our collection process is professional but tough, systematic and timely.
Strict and compliant evictions If a tenant needs to be evicted, our staff know state and local landlord-tenant law. If rent is not paid on time, we start the legal steps quickly to minimize costs and get the property leased again.

See the full list on the property management services page and the owner portal glossary entry.

What happens after I send a referral?

Here is the path a referred client follows, as we describe our process:

  1. We contact the client and guide them through our sales process.
  2. Once they sign, we visit the home for a walk-around and look at its condition and any maintenance needed.
  3. We run a comparable analysis to set the rent, based on the market, location, property condition and local competition.
  4. We photograph and list the home, screen applicants, and let the owner make the final call on who moves in.
  5. We collect rent, coordinate maintenance and inspect the home during the lease.
  6. At the end of the lease we inspect again, then re-rent it or hand it back to the owner, with you in the picture for any sale.

You get paid when the client signs the property management agreement. See how our system works for the steps in detail.

What will my client pay?

You may be asked. Our tenant placement fee is 6.9% of the 1-year lease total, charged once after a tenant moves in, with no placement fee if the home already has a tenant. Monthly management is 8.9% (Silver), 10.9% (Gold) or 12.9% (Platinum) of the rent. Send your client to the fees page, or to the rent check for a benchmark rent in their ZIP code.

Will I lose my client?

No. We never ask you to end your client relationship. We handle only their management needs and send them back to you for any future sales. We also flag the property with your name.

How do I send a referral?

Fill out the referral form on this page with your details and the client's details. We contact the client and guide them through our sales process to help them get the best rent for their property.

When do I get paid?

You are paid for each referred door after the client signs a property management agreement with us.

What if my seller client wants to rent first?

Refer them. We manage the rental and return the client to you when they are ready to sell. Maryland has a right-of-first-refusal notice that must go to tenants before a rented home is offered for sale, so plan that step with your client.
