What should an owner check before listing a home in Leonardtown?
- Confirm the license rule with both the Town of Leonardtown and St. Mary’s County. The state’s table lists none for either.
- Look up the county benchmark. The two-bedroom figure is $1,787, and the same table covers Lexington Park and California.
- Plan the utilities. SMECO provides electric service to all of St. Mary’s County. Ask the previous tenant or the county who bills water and sewer.
- Note the transit at the address. Routes 1, 2, 3 and 12 serve the town, and the Governmental Center Complex is a transfer point.
- Ask for a free assessment, so the rent you set comes from your own home and not from a federal table.
