What does a property manager do for a Southern Maryland rental?

A property manager runs the rental so you do not have to. We find the tenant, collect the rent, coordinate repairs and keep your records. Real Property Management Gold does this for single-family homes, town homes and condos in St. Mary’s, Charles and Calvert Counties.

Here is the work, in the order it happens:

  1. We look at your home and the local market and suggest a rent.
  2. We photograph, advertise and show the home.
  3. We screen applicants and tell you who we recommend.
  4. We write the lease, collect the security deposit and schedule the move-in.
  5. We collect rent each month and pay you.
  6. We coordinate repairs and inspect the home on a schedule.
  7. We file the end-of-year income and expense documents you need for your return.

Real Property Management Gold says it is not “a real estate brokerage with a side-business in property management.” We are property management specialists, and that is the only job we do. You can read each service on the property management services page.

Many of our clients own only one rental home. They could not sell, moved for a career opportunity, or inherited a property. Others began as self-managing landlords and came to us to save time. If your homes are in several states, we work with other Real Property Management offices to support you.

Which counties and towns do we manage?

We manage rentals in St. Mary’s, Charles and Calvert Counties and in southern Prince George’s County. Two offices serve these areas, one in Lexington Park and one in Waldorf. The towns below come from our own area pages, and the list is not a limit. If your town is missing, ask us.

County Towns and areas named on our page Office
St. Mary’s California, Leonardtown, Lexington Park, Charlotte Hall, Mechanicsville Lexington Park
Calvert Lusby, Chesapeake Beach, Huntingtown, Prince Frederick, Dunkirk Lexington Park
Charles Waldorf, La Plata, Bryans Road, Indian Head, White Plains Waldorf
Southern Prince George’s Brandywine, Upper Marlboro, National Harbor Waldorf

The Lexington Park office is at 22099 Three Notch Road, Suite 111, Lexington Park, MD 20653. The Waldorf office is at 2255 Crain Highway, Suite 102, Waldorf, MD 20601. See all places on the areas we serve page.

What does it cost?

Our fees have two parts. You pay a tenant placement fee once, and you pay a monthly management fee as a share of the rent. All of it is on the property management fees page. Here are the published numbers.

Item What you pay
Tenant placement 6.9% of the 1-year lease total, charged once, right after a tenant moves in
Placement when we take over a home with a tenant in place No placement fee
Silver plan 8.9% of monthly rent
Gold plan 10.9% of monthly rent
Platinum plan 12.9% of monthly rent
Periodic inspection $199

Two promises sit behind these numbers. The first is the 29-day promise: “If we don’t rent your property in 29 days or less, you do not pay a management fee for the first month.” It is included at no extra cost in the Gold and Platinum plans. The second is tenant replacement. If we place a tenant and that tenant leaves before the lease ends, we find you a new qualified tenant for free. That promise runs 180 days on Silver and 365 days on Gold and Platinum.

Here is a plain example. Say a home rents for $2,000 a month. The 1-year lease total is $24,000, so the one-time placement fee is $1,656. The monthly fee is $178 on Silver, $218 on Gold and $258 on Platinum. This is arithmetic on a round number, not a quote for your home.

In our fee text we say we do not get paid until you do. A management fee and a leasing fee are different things, and the fees page keeps them apart.

How do we find and screen a tenant?

We advertise your home, show it and screen every applicant the same way. Our tenant placement service includes rental market intelligence, marketing and advertising, property showings, 6-Point Tenant Screening, pet screening and enhanced professional photos. We also send weekly progress updates while the home is on the market.

Screening means we run credit and criminal background checks and verify income. We also check court records to see if an eviction was ever filed against the applicant for nonpayment of rent or breaking the lease. We tell you who we recommend and whether there is any risk, and you make the final call on who is placed.

Fair housing rules apply to every step. Real Property Management Gold complies with all federal, state and local fair housing laws. Maryland also bars discrimination based on source of income, so a housing voucher counts as lawful income. Our housing vouchers guide explains how that works for owners. For the full process, read tenant screening for Maryland landlords.

Photos matter too. Our enhanced photos page describes our 16-step process. Enhanced photos help us rent properties 50% faster. Ask us what it means for your listing.

How are repairs handled and who approves them?

We coordinate maintenance for you, and you stay in control of larger costs. We hold a maintenance reserve in your account. For a small repair under the reserve amount, we email you what was needed. For a larger repair, we get an estimate and you authorize the work. A maintenance reserve keeps small fixes from waiting on approval.

Emergencies are different. For a flood, a fire or anything that makes the house dangerous, we act right away, and we file with insurance when insurance will cover it. Tenants also have a 24 hour maintenance hotline, so problems reach us at any hour.

We inspect the property inside and out for $199 per inspection. The Silver plan includes a mid-year inspection. Gold and Platinum clients are on a quarterly schedule. Our HVAC filter replacement program tackles a common cause of service calls. Read how we think about condition in what rent-ready means, and about owner and tenant costs in wear and tear versus tenant damage.

What do owners see in the owner portal?

Every owner who signs a management agreement gets a secure online account. You can open it from anywhere. It gives you “online accounting that YOU as an owner can see anytime.” In the account you can:

  • View account activity.
  • Access reports and financial statements.
  • Request assistance.
  • Receive notifications.
  • Find information for your tax return.

The owner portal also shows vacancies, leasing, maintenance and inspections. Our owners page says rent is paid out days after your tenants pay. You can also call the office and reach a live person at (301) 392-2172. Current clients sign in from the owners page.

Do I need to meet any Maryland rules before I rent?

Yes. A few rules apply before the first tenant moves in, and they vary by home age and location. This table shows the main ones as of October 2026. Official sources are linked from each guide.

Rule What it says Where to read more
Security deposit The deposit may not exceed 1 month’s rent per dwelling unit (Real Property 8-203(b)). Return it within 45 days after the tenancy ends. Security deposit guidelines
Lead registration Homes built before 1978 must be registered with the Maryland Department of the Environment and renewed each year. The state lists a $30 per unit fee. Lead paint compliance
County rental license Prince George’s County requires a single-family rental license. St. Mary’s and Calvert Counties have no county license. Charles County has only a proposed license. Some towns license separately. Rental license guide
Rent increases A landlord must give 90 days’ written notice for tenancies longer than 1 month. Rent increase rules

Charles County’s license is a proposal only. The county’s page says the program is under review and subject to final adoption, with a planned start of July 1, 2027 and a $107 annual fee. The towns of La Plata and Indian Head already require a license. Prince George’s County also exempts some owners, including an active-duty owner who keeps the home as a domicile. For the full legal picture, start at the Maryland landlord-tenant law hub.

This page is general information, not legal advice. Laws change; check the linked official source or talk to a Maryland attorney.

What does it cost to self-manage instead?

Self-managing costs time, and it carries legal risk if you miss a rule. The cost depends on how many calls you take, how fast you fill vacancies and how you handle disputes. Our cost of self-managing guide walks through it. A vacancy rate is one of the numbers that moves your result the most, because each empty month is lost rent.

Our approach is built around those costs. A fast lease start helps your cash flow. A clear fee schedule helps you plan. If you want help with a longer view, the asset management and wealth optimizer pages describe tools for owners with several properties.

How is a property manager different from a real estate agent?

A real estate agent helps you buy or sell a home. A property manager runs a home that someone else lives in. The skills overlap a little, but the daily work is different. A manager answers a tenant’s repair call, collects rent each month and keeps the books.

We say plainly that we don’t engage in buying and selling real estate of any kind, so our full focus stays on rentals. If you are weighing whether to sell, read rent out your home. If you do sell later, our guide to selling a tenant-occupied rental explains the Maryland steps, including the right of first refusal for some tenants.

What do other owners say?

Owners describe their experience on our reviews page. One owner who moved out of state for work wrote that we “easily and effectively got my house on the market and leased in a short amount of time.” Read more on our reviews page.

Is this service right for one home or for many?

It is for any owner of a Southern Maryland rental home, from one house to a small portfolio. Some start with a specific situation:

  • You moved for a job and want to keep the home. Read rent out your home.
  • You are a service member with orders. Read military PCS rental management.
  • You inherited a home or could not sell it. Ask for a free assessment and we will review options.
  • You already rent a home and are tired of managing it yourself. We can take over a home that has a tenant in place, with no placement fee.

You can also see our free guide to rental property and the Landlord Center for more guides.

How do I start?

Start with a rent estimate and a call. The steps are short:

  1. Use the rent check tool or call us to start a free assessment.
  2. We review your home, your goals and the local market.
  3. You choose a plan: Silver, Gold or Platinum.
  4. You sign the management agreement.
  5. We prepare the home, list it and begin the search.

HUD publishes Fair Market Rents for Southern Maryland, and you can use them as a rough benchmark. HUD’s FY2027 Fair Market Rent is a federal benchmark used for voucher programs. It is not a prediction of what a specific home will rent for. For example, HUD’s FY2027 figure for a three-bedroom in St. Mary’s County is $2,242 a month, and your own home may rent for more or less. A free assessment gives you a real number. See how our system works and what we cost for the full flow.

Frequently asked questions

What does a property manager do for a rental home in Southern Maryland?

A property manager markets the home, shows it, screens applicants, writes the lease, collects rent, coordinates repairs, inspects the property and sends you reports. We do these jobs for single-family homes, town homes and condos in St. Mary's, Charles and Calvert Counties, so you do not take calls or chase rent yourself.

Which counties does Real Property Management Gold serve?

We serve St. Mary's, Charles and Calvert Counties and southern Prince George's County. The Lexington Park office covers St. Mary's and Calvert. The Waldorf office covers Charles and southern Prince George's. If your town is not on our list, ask us, because the list is not a limit.

How much does property management cost in Southern Maryland?

Our tenant placement fee is 6.9% of the 1-year lease total, charged once after a tenant moves in. Monthly management is 8.9% (Silver), 10.9% (Gold) or 12.9% (Platinum) of the rent. Periodic inspections cost $199. There is no placement fee if you hand us a home with a tenant already in place.

Can I manage a rental home if I own only one?

Yes. Many of our clients own a single rental home. They could not sell, moved for a job, or inherited the property. The same services apply to a single home as to a larger group of homes, and you see everything in your online owner account.

What if I live out of state or overseas?

You can still own a Southern Maryland rental. We handle marketing, screening, the lease and repairs, and you follow rent and reports in the owner portal. One service member who moved overseas on short notice told us the rental process took about a month, all by email, e-signature and wire transfer.

How do I find out what my home will rent for?

Ask for a free assessment. We compare your home with similar rentals and look at your costs. HUD publishes Fair Market Rents for the area, but those are federal benchmarks for voucher programs, not a prediction for your specific home. A local assessment gives you a real number.
