Fees

Leasing fee

A leasing fee is a one-time charge for finding and screening a tenant and preparing the lease. Some managers call it a tenant placement fee.

A leasing fee covers the work of filling a vacant home. That work includes pricing the rent, advertising, showing the home, screening applicants and preparing the lease. You pay it once per new tenant, not every month.

Real Property Management Gold charges a tenant placement fee of 6.9% of the 1-year lease total, charged one time immediately after a tenant moves in. If your home already has a tenant that the company did not place, there is no placement fee when it takes over a lease already in place.

Do not confuse this with the monthly management fee. One pays to find the tenant. The other pays to manage the home after the tenant moves in. Ask any manager you compare to show both numbers side by side, and ask if they charge again at each lease renewal.
