Screening

Reusable tenant screening report

A reusable tenant screening report is a report an applicant buys once and shares with several landlords. Maryland landlords must say whether they accept one.

A reusable tenant screening report lets a renter pay for one screening and send it to many landlords, rather than paying a new application fee each time. Maryland does not force a landlord to accept one. Maryland requires a landlord to notify prospective tenants whether or not the landlord accepts reusable tenant screening reports.

If a landlord does accept one, the landlord may ask the applicant to certify that nothing material has changed since the report was made, such as name, address, bankruptcy status, criminal history or eviction history.

Real Property Management Gold's rental page says reusable tenant screening reports are not accepted and that RentSpree applications will not be accepted. Applicants should read the listing or the rental page for the current rule. Any screen, with or without a reusable report, must follow the Fair Housing Act and, from October 1, 2026, the Fair Chance Housing Act.
