Owner draw
An owner draw is the payment a property manager sends to the owner from collected rent after fees and expenses.
An owner draw is your payout. The manager collects rent, subtracts the management fee, any repair bills and other approved costs, and sends you the balance. It usually arrives by direct deposit on a set schedule.
Timing and clarity matter most. Ask when the draw is sent, how it is calculated and where you can see the math. A good statement shows rent in, each cost out and the net payment, so you can follow every dollar. You can often see this in an owner portal.
Real Property Management Gold lists "Quick payment, days after your tenants pay" among the owner benefits on its owners page. Exact timing can depend on the date rent clears and on the payout schedule, so ask for the current schedule. Costs under the maintenance reserve can be paid before your draw is calculated.
