Here are the 5 steps to successful property inspections. **Plan and Schedule Inspections** Put together a preventative maintenance schedule for quarterly or semi-annual inspections. This will ensure you’re reviewing the property annually.   **Tenant Communication** Communicate the schedule to your tenants at lease signing so they know when to expect these inspections. Take photos of the property at move-in and make sure the tenants are aware that the property care and lease compliance will be reviewed during inspections. **Notice of Inspections** Provide advance notice to the tenants prior to your inspection. With enough notice, tenants will be happy to have issues proactively addressed. **Maintenance Concerns** Assess needed preventative maintenance for the exterior, plumbing, furnace, water heaters, air conditioners, and other mechanical systems and appliances. Take photos of areas needing attention. Proactively attend to any item needing repair before it becomes more serious and costly. **Lease Compliance** Ensure lease compliance regarding the number of residents, number and types of pets, smoking, etc. This can be done discreetly and professionally if you address any concerns in writing at the end of the inspection. Tenants are more likely to care for the property when they see that you care for the property. Regular property inspections are part of that process.
