No security deposit required A cash deposit alternative through Obligo for qualified residents. The Obligo premium is additional and payable directly to Obligo. Pinata rewards and credit building A rental membership program that rewards on-time rent payments. Waived e-check fees No e-check processing fee for rent paid through the payment system. 24/7 online portal access Make payments any time and submit maintenance requests around the clock. Credit card payments may have fees. Utility concierge service Help setting up utilities through Utility Profit. Preferred vendor network access Access to trusted service professionals, such as lawn care, housekeeping and home repair, at exclusive rates. You can buy instant discounted renters insurance through AppFolio’s FolioGuard Renters Insurance program in the AppFolio online portal. It covers your belongings and can satisfy a lease requirement. Real Property Management Gold is not a licensed insurance broker. Please refer to the insurance policy for coverage information. ## How does the Obligo deposit alternative work? Obligo lets qualified residents replace a traditional security deposit with a low-cost policy. That keeps more cash free at move-in. If you do not qualify, or you choose not to use it, a security deposit may be due. The Obligo premium is additional. You pay it directly to Obligo. Every on-time payment earns Pinata Points. Points can be redeemed for gift cards to retailers such as Amazon, CVS, Target, Starbucks and Best Buy, for home essentials such as wine glasses, exercise equipment and pet toys, and for raffle prizes such as flat-screen TVs, Dyson vacuums, Apple Watches and Le Creuset cookware.
