HUD Fair Market Rents are a federal benchmark for voucher programs, not an appraisal of your home. Fees from [our published pricing](https://www.realpmgold.com/property-management-fees). Data retrieved 2026-10-29. [How this works](https://realpmgold.multisites.ai/rent-check)

- **HUD FY2027 benchmark.** Fair Market Rent by ZIP code and bedroom count.
- **Published fees.** Silver 8.9%, Gold 10.9% and Platinum 12.9% of monthly rent.
- **Estimated net.** A rough view of what you might keep after the plan fee.
- **Not a rent estimate.** A federal benchmark does not price your home. A free assessment does.

## What does the rent check show?

Pick a ZIP code and a bedroom count. The rent check then shows three things:

1. **The HUD benchmark.** HUD’s FY2027 Fair Market Rent for that ZIP code and number of bedrooms.
2. **Our plan fees.** The fees we publish: 8.9% (Silver), 10.9% (Gold) and 12.9% (Platinum) of the monthly rent. See the [full fee breakdown](https://realpmgold.multisites.ai/property-management-fees).
3. **An estimated net.** A rough view of what you might keep each month after the plan fee.

It covers Southern Maryland ZIP codes in St. Mary’s, Charles and Calvert Counties and southern Prince George’s County. Use it to get oriented before you talk to us.

## What is HUD Fair Market Rent, and what is it not?

HUD’s Fair Market Rent (FMR) is a federal benchmark. It is not a prediction of what a specific home will rent for.

HUD describes Fair Market Rents as estimates of 40th percentile gross rents for standard quality units within a metropolitan area or nonmetropolitan county. HUD uses them to set payment standards for the Housing Choice Voucher program and for other federal programs. Read HUD’s own [Fair Market Rents overview](https://www.huduser.gov/portal/datasets/fmr.html) for the method.

Here is what that means for you:

- **It is a benchmark for a standard unit.** Your home may be better or worse than standard.
- **It is a low-to-middle point, not a ceiling.** The 40th percentile means 40% of comparable units rent for less. Many homes rent for more.
- **It is set once a year.** HUD publishes new figures each federal fiscal year, which starts October 1. This tool uses FY2027.
- **Housing vouchers are a lawful source of income in Maryland.** A voucher holder is a tenant like any other. See [Housing Choice Voucher](https://realpmgold.multisites.ai/glossary/housing-choice-voucher).

## How should I read the estimated net?

Treat it as a rough guide. It starts with the benchmark rent and subtracts the plan’s monthly management fee. It does not count repairs, taxes, insurance, a mortgage, HOA fees, a vacancy between tenants or the one-time tenant placement fee (6.9% of the 1-year lease total, charged once after move-in). ## How do I find the rent my home will really get?

Ask for a free assessment. We walk the home, recommend any make-ready work and run a comparable analysis based on the market, location, property condition and local competition. That gives you a number for your property, not a benchmark for a standard unit. Read how we do it on [how our system works](https://realpmgold.multisites.ai/how-our-system-works-and-what-we-cost).
