# What Self-Managing a Maryland Rental Really Costs in Time, Risk and Money

Self-managing saves the management fee but costs time and legal care. A Maryland landlord must follow rules on deposits, late fees, rent increase notices, lead registration and eviction notices. Real Property Management Gold charges 8.9% to 12.9% of monthly rent, plus a 6.9% tenant placement fee when it finds a new tenant.

- **Fees are one side of the math.** Self-managing removes the management fee but adds your hours, vacancy risk and legal duties.
- **Maryland rules are specific.** Deposits, late fees, rent increase notices, lead registration and rent court notices each have a written rule.
- **Published fee schedule.** Tenant placement is 6.9% of the 1-year lease total. Management is 8.9%, 10.9% or 12.9% of monthly rent.
- **Gold and Platinum promise.** If we don't rent your property in 29 days or less, you do not pay a management fee for the first month. It is included in Gold and Platinum.

## Is it cheaper to self-manage a rental property?

In cash, yes. You keep the monthly management fee. In total cost, it depends on your hours, your vacancy risk and your command of Maryland law. The fee is only one line in the math. This guide lists the other lines so you can compare them with Real Property Management Gold’s published fees.

Real Property Management Gold’s own guide to the topic names four hidden costs: time, vacancy losses, legal compliance risk, and maintenance and vendor management. It also says self-management “can be advantageous” for some owners. We start with the work, then the law, then the fees.

## What work does a self-managing landlord do?

The job is more than collecting rent. Here is the work a landlord covers, set against what Real Property Management Gold lists in its plans.

Task

When you self-manage

What the client’s published plans list

Find a tenant

You write the ad, take the photos, answer inquiries and run showings

Rental market intelligence, marketing and advertising, property showings, enhanced professional photos

Screen applicants

You collect applications, verify income and history, and apply the same standard to everyone

6-point tenant screening and pet screening

Collect rent

You track payments, chase late rent and apply late fees

Rent collection and bookkeeping

Handle repairs

You take calls, find vendors and approve invoices

Maintenance coordination and 24/7 emergency response

Keep records

You keep receipts, a ledger and year-end totals for taxes

Year-end income and expense documents

Inspect the home

You schedule visits, take photos and write notes

Periodic maintenance inspections (a mid-year inspection on Silver, quarterly on Gold and Platinum)

Handle turnover

You do move-out and move-in condition reports and re-list the home

Move in and move out recording, and a tenant replacement plan

The firm’s own page says the time commitment “can take multiple hours each week, particularly during tenant turnover.” Count your own hours before you decide. Write down each task above, estimate the hours per month, and multiply by what an hour of your time is worth. That number belongs on the cost side.

## What does Maryland law require of you?

A self-managing landlord is the person responsible for every rule below. These are examples, not a full list. Each comes from an official source and has a plain consequence if you miss it.

Duty

The Maryland rule

Security deposit amount

No more than 1 month’s rent per dwelling unit (Real Property 8-203)

Security deposit return

Within 45 days after the tenancy ends, or the tenant may recover up to three times the withheld amount plus attorney’s fees

Late fee

No more than 5% of the unpaid rent for the period (8-208)

Lease contents

A copy of the current Maryland Tenants’ Bill of Rights goes with the lease (8-208)

Rent increase notice

At least 90 days in advance for tenancies longer than 1 month (8-209)

Entering the home

At least 24 hours’ written notice, except in an emergency

Unpaid rent

A written notice of intent to file, with a 10-day cure period, before you file in District Court (8-401)

Lead paint

Homes built before 1978 must be registered with the state, with annual renewal due by December 31 and a $30 fee per unit

Our guides go deeper on each topic: [security deposits](https://realpmgold.multisites.ai/landlord-center/security-deposit-guidelines-laws), [rent increases](https://realpmgold.multisites.ai/landlord-center/maryland-rent-increase-rules), [collections](https://realpmgold.multisites.ai/landlord-center/southern-maryland-collections), [evictions](https://realpmgold.multisites.ai/landlord-center/southern-maryland-evictions) and [lead paint compliance](https://realpmgold.multisites.ai/landlord-center/dme-lead-paint-compliance). A county or town may add a rental license. See the [rental license guide](https://realpmgold.multisites.ai/landlord-center/southern-maryland-rental-license).

The practical point is that each rule has a notice, a deadline or a form. A missed deadline can restart a process or cost you money. The security deposit rule alone gives a tenant a claim for up to three times the amount withheld.

New rules arrive every year. Several took effect on October 1, 2026, including limits on how you screen an applicant who pays with a housing subsidy. See our [housing voucher guide](https://realpmgold.multisites.ai/landlord-center/housing-vouchers-maryland-landlords) for that law.

## What does vacancy cost?

Vacancy is the largest cost owners forget. If the home is empty, you still pay the mortgage, taxes and utilities, and you earn no rent. The [vacancy rate](https://realpmgold.multisites.ai/glossary/vacancy-rate) and [days on market](https://realpmgold.multisites.ai/glossary/days-on-market) entries explain the terms.

Real Property Management Gold ties a promise to this risk. In its Gold and Platinum plans: “If we don’t rent your property in 29 days or less, you do not pay a management fee for the first month.” The promise is included in the Gold and Platinum plans at no additional cost. The same plans carry a 365-day tenant replacement promise. Silver carries a 180-day promise.

## What are the client’s published fees?

These are the values on the firm’s [fee page](https://realpmgold.multisites.ai/property-management-fees). Read that page for current terms.

Item

Published value

Tenant placement

6.9% of the 1-year lease total, charged once after the tenant moves in

Existing tenant

No placement fee when you take over an existing tenant

Silver plan

8.9% of monthly rent

Gold plan

10.9% of monthly rent

Platinum plan

12.9% of monthly rent

Periodic maintenance inspections

$199

The [leasing fee](https://realpmgold.multisites.ai/glossary/leasing-fee) and [management fee](https://realpmgold.multisites.ai/glossary/management-fee) entries define each charge.

### A worked example with stated assumptions

This is arithmetic on the published percentages. It is not a quote and it is not a rent estimate for any home. Assume a home that rents for $2,200 a month on a 1-year lease, and assume the full rent is collected each month.

Line

Calculation

Result

Tenant placement (new tenant)

6.9% x ($2,200 x 12 = $26,400)

$1,821.60 once

Silver management

8.9% x $2,200 = $195.80 a month

$2,349.60 a year

Gold management

10.9% x $2,200 = $239.80 a month

$2,877.60 a year

Platinum management

12.9% x $2,200 = $283.80 a month

$3,405.60 a year

For this example, a new tenant on the Gold plan costs $1,821.60 plus $2,877.60, or $4,699.20 in the first year. In later years, with the same tenant, only the management fee applies. A home with a tenant already in place has no placement fee.

Now set that beside your own numbers. If you self-manage, add the value of your hours, one extra month of vacancy at your rent, and the cost of one legal error. Then decide.

## How do I compare the two options for my own home?

Use your own numbers, not an average. Follow these steps with a pencil.

1. **Price your hours.** List the tasks in the first table. Estimate the hours you spend on each in a normal month and in a turnover month. Multiply by the value of an hour to you.
2. **Price a vacancy.** Take your monthly rent and add your carrying costs. Ask how many extra days you would accept before you worry.
3. **Price a mistake.** Look at the legal table above. Ask what a missed notice or a wrong deposit deduction would cost in fees and in time.
4. **Price the night call.** Ask who answers when a pipe bursts at 2 a.m. Real Property Management Gold lists 24/7 emergency response in its plans, and a 24 hour maintenance hotline for tenants. A self-managing owner takes that call personally or hires someone to.
5. **Add the fee.** Use the table in the fee section for the plan you would pick.
6. **Compare the totals.** If the fee is lower than the value of your time, vacancy risk and legal risk combined, a manager pays for itself. If it is higher, you may prefer to keep the work.

The result will differ from one owner to the next. A retired owner with one nearby rental and time to spare may land on self-managing. An owner with two homes in two counties and a full-time job may not.

## When does self-managing make sense?

Real Property Management Gold’s own guide lists the cases where it can work well:

- You live near the rental.
- You have solid experience with tenant screening and lease agreements.
- Trusted contractors are available.
- You own a small number of properties.
- You can respond to tenant needs quickly.

If most of those are true for you, self-managing can be a good choice. If one or two are not, a manager can fill the gap. Many owners start alone and change course as they add a home, take a new job or move. See [what a manager does](https://realpmgold.multisites.ai/property-management-services) and how the [system works and what it costs](https://realpmgold.multisites.ai/how-our-system-works-and-what-we-cost).

## What if I want to switch later?

Many owners do. If you hand over a home with a tenant already in place, the firm’s fee page says there is no tenant placement fee. The office will review the lease, the deposit and the condition of the home, and will tell you which other fees apply. For homes that need work first, see [what rent ready means](https://realpmgold.multisites.ai/landlord-center/what-is-rent-ready).

This page is general information, not legal advice. Laws change; check the linked official source or talk to a Maryland attorney.

## Frequently asked questions

### Is it cheaper to self-manage a rental property?

It is cheaper in cash, because you skip the management fee. It is not free. You pay with your time, the risk of a longer vacancy, and the cost of a legal mistake. The right answer depends on how many hours you have and how well you know Maryland landlord-tenant rules.

### What does Real Property Management Gold charge?

Tenant placement is 6.9% of the 1-year lease total, charged once after move-in, with no placement fee when you take over an existing tenant. Monthly management is 8.9% for Silver, 10.9% for Gold and 12.9% for Platinum. Periodic maintenance inspections are $199.

### What legal rules do self-managing Maryland landlords have to follow?

Among others: a security deposit of no more than 1 month's rent returned within 45 days, a late fee of no more than 5% of unpaid rent, 90 days' notice of a rent increase for most tenancies, lead registration for homes built before 1978, and a written 10-day notice before filing for unpaid rent.

### How is vacancy part of the cost of self-managing?

Each month a home sits empty is a month of lost rent while you still pay the mortgage, taxes and utilities. Gold and Platinum plans include this promise: if we don't rent your property in 29 days or less, you do not pay a management fee for the first month.

### When does self-managing make sense?

It can work if you live near the home, own a small number of properties, know tenant screening and lease law, have reliable contractors and can answer tenants quickly. Many owners start that way and move to a manager when their situation changes.

### Can I switch from self-managing to a manager later?

Yes. If you hand over a home with a tenant already in place, there is no tenant placement fee. Start with a free assessment so the office can review the lease and the home and tell you which other fees apply.
