# Assistance animal

An assistance animal is an animal that helps a person with a disability and is handled under fair housing rules instead of normal pet rules.

An assistance animal helps a person with a disability. Fair housing law treats a request to live with one as a [reasonable accommodation](https://realpmgold.multisites.ai/glossary/reasonable-accommodation), not as a pet request. HUD's own example is that a building with a "no pets" policy must allow a visually impaired tenant to keep a guide dog.

That is why a no-pet rule or a [pet deposit](https://realpmgold.multisites.ai/glossary/pet-deposit) may not apply the same way, and why you should check before charging a fee. Guidance on which animals qualify and what proof a landlord may ask for has shifted. HUD has issued newer enforcement guidance that questions its earlier notices on assistance animals, so this area is in flux as of October 2026.

Because of that, do not decide alone. When a request arrives, respond quickly, ask only what is allowed and talk to a Maryland attorney or HUD if you are unsure.
